Why 5m × 5m has no typical figure

The only two publishers who price a 5m × 5m roof do not agree on a single pound: the higher publisher's floor (£12,000) sits above the lower publisher's ceiling (£11,200). We publish both bands and no midpoint, because a midpoint here would be an invention.

Why the rate falls as the roof grows

The per square metre rate drops roughly 35 per cent from the smallest band to the largest, because scaffolding, mobilisation, building control and disposal do not scale with area. That is why we price by size band and never multiply a rate by your square metres.

Why published per m² rates disagree by four to one

Across usable publishers the range is £460 to £900 per m², typically about £650. Two widely cited figures are excluded, and both exclusions are worth understanding before you compare quotes.

Will your existing frame take the load?

No website can tell you. LABC's own guidance puts the added load from a lightweight solid roof at about 0.5 kN/m, less than ten per cent over a typical translucent roof, and says the real risk is whether your existing mullions contain steel reinforcement. A magnet test or a pilot hole settles it. Nothing else does.

If they do not, reinforcement is £800 to £4,000, and that band is wide because two publishers disagree by 3.75× on the floor. One is pricing reinforcement of existing frames, the other replacement. Both are real outcomes of the same survey.

Can I get a grant for a new conservatory roof?
No UK scheme funds a conservatory roof replacement as such. Conservatories are normally outside the thermal envelope of the house, which is precisely why they are exempt from building regulations in the first place, and it is also why energy efficiency schemes do not reach them. If your roof work forms part of a wider heated-envelope upgrade the position can change, and that is a question for your building control body, not your installer.
How much does a proper conservatory roof cost?
£6,000 to £11,000 at 3m × 3m and £8,000 to £14,400 at 4m × 4m, installed and including VAT. Below £6,000 for a tiled roof, check whether you are being sold a cladover rather than a true solid roof.
Is a new conservatory roof worth it?
It depends on which of the four problems you have. A leaking roof is a repair question. A room too hot in July and too cold in January is an insulation question, and a solid roof answers it more completely than anything else, at the cost of light.
Who signs the work off?
LABC or a Registered Building Control Approver. No competent person scheme covers it, which means neither FENSA nor CERTASS can sign it off, whatever an installer tells you.
