Pricing a Solid Roof on an Existing Conservatory

The most complete answer to a conservatory that is unusable in July and January. It also costs you light, adds weight your frames may or may not carry, and turns the job into regulated building work.

What would yours cost?

Six questions, about sixty seconds.

What is wrong with the roof you have?

Pick as many as apply. This is the question that decides everything else, which is why it comes first.

Step 1 of 6

How much does a solid conservatory roof cost?

Note the implied rate falling as the roof grows. Fixed costs do not scale with area, which is why we band by size rather than multiplying a rate by your square metres.

What a solid roof adds, and what it saves

The saving is a comfort saving before it is a money saving. A conservatory with a polycarbonate roof loses heat through the roof faster than any other surface in your house. A solid roof built to current standards reaches 0.15 W/m²K, which is better than the wall it joins.

What you lose is light, and that loss is the single most common regret.

PropertyFigureWhy it matters

Get quotes on a solid roof

No online calculator can tell you whether your existing frames are steel reinforced. LABC says that, not the foundations, is the real structural risk. That is what the free survey is for, and it is the commonest reason a tiled roof quote changes.

Questions people ask first

Do I need building regulations approval for a solid conservatory roof?
Yes. Replacing a translucent roof with a solid one is regulated building work and it goes to LABC or a Registered Building Control Approver. No competent person scheme covers it, which means neither FENSA nor CERTASS can sign it off, whatever an installer tells you. Budget £200 to £800 for the fee.
Will my existing conservatory take a solid roof?
Usually, and the deciding factor is whether your mullions contain steel reinforcement, not whether your base is sound. If they do not, reinforcement is £800 to £4,000. Only a survey with a magnet test or a pilot hole settles it, and anyone quoting without doing that is guessing.
How dark will the room be?
Darker than you expect, which is why most installations include at least one rooflight at £450 to £1,200 fitted. Decide the glazing before you sign, not after the roof is on.
