- The survey is where the price firms up. No online form can tell you whether your mullions contain steel reinforcement, and LABC says that, not the foundations, is the real structural risk on a solid roof.
- If there is no buyer for your area, or you are renting, buying or simply researching, we store the enquiry and reply by email instead. Installers only quote homeowners ready to go ahead within six months.

What to ask each installer
Five questions that separate a quotation from a doorstep number.
- Who signs this off? The only correct answer is Local Authority Building Control or a Registered Building Control Approver. No competent person scheme covers a solid roof conversion, so a FENSA or CERTASS registration is not an answer.
- Is this a new structure or a cladover? Ask whether the existing glazing bars are being removed or built over.
- Have you checked the mullions for steel? A magnet test or a pilot hole settles it. Quoting a solid roof without doing that is guessing at the one thing that moves the price most.
- What is excluded? Scaffolding, the building control fee, structural reinforcement, roof windows and electrics are priced separately by most publishers, so they are the lines most often missing.
- What U-value will the finished roof reach? Approved Document L Table 4.2 sets 0.15 W/m²K for a replacement roof in an existing dwelling.
What a roof replacement costs before you ask
